Homes and neighborhoods in Shawnee
The town was incorporated as Shawneetown in 1856, and again as Shawnee in 1922. Most of its land came later, by annexation, in a sequence the City’s history records:
- East: the older core is around Johnson Drive and Nieman Road. The first City Hall went up in 1960 on the city square, bounded by Johnson Drive, Nieman Road, 58th Street and Barton Avenue.
- Center: a 1968 annexation reached Woodland Drive, south of Johnson Drive, and took the city to 20 square miles.
- West: the city reached K-7 in 1971, then added the area north of 55th Street west of K-7 in 1984 and the area south of 55th Street, out to the Kansas River, in 1987. That brought it to 42 square miles and its present boundaries.
The American Community Survey for 2020-2024 counts 27,653 homes and puts the median year built at 1990. About 20% predate 1970, about 30% are from 1970 to 1989, about 19% are from the 1990s and about 30% are from 2000 or later.

School districts in Shawnee
A Shawnee address can be in one of three districts. The county’s tax-unit map puts the larger part of the city’s land, mainly the west, in De Soto USD 232, and most of the remainder, mainly the east, in the Shawnee Mission School District (USD 512). Olathe Public Schools (USD 233) has a small piece in the southwest, less than 1% of the city.
The district lines follow neither the city limits nor subdivision names, and a school is assigned by address. Start with the Johnson County school locator, which covers any address in the county. Then confirm with the district: De Soto, Shawnee Mission or Olathe.
Home values in Shawnee
The census figure for Shawnee is a median value of $359,700 for owner-occupied homes (ACS 2020-2024 five-year estimates, margin of error about $6,900). It reflects what owners told the survey their homes were worth, so it is neither an appraisal nor a sale price.
The Johnson County Appraiser sets an appraised value for every home as of January 1 each year, and anyone can look it up in the county’s Land Records search. Jennifer can pull the county’s record for a home you are considering. To ask about the price of your own, use the home valuation page.
Property taxes in Shawnee
Kansas law sets a home’s assessed value at 11.5% of its appraised value (K.S.A. 79-1439). Multiply the assessed value by the total mill levy, divide by 1,000, and you have the tax.
Which total applies depends on the school district. In the Shawnee Mission School District part of Shawnee, the 2025 levies were:
| Taxing authority | 2025 mills |
|---|---|
| State of Kansas | 1.500 |
| Johnson County | 17.290 |
| Johnson County parks and recreation | 3.023 |
| Johnson County Library | 3.817 |
| Johnson County Community College | 7.873 |
| City of Shawnee | 23.267 |
| Shawnee Mission School District (USD 512) | 50.886 |
| Total | 107.656 |
The 2025 total was higher elsewhere in the city: 118.847 mills in most of the De Soto USD 232 part, where a small cemetery district levy is included, and 118.753 mills in the small Olathe Public Schools area.
The statewide 20 mill school levy is not charged on the first $75,000 of a home’s appraised value (K.S.A. 79-201x). For 2025 the county shows that as a school general credit of $172.50.
As an example, a home appraised at $350,000 is assessed at $40,250. In the Shawnee Mission part of the city, 107.656 mills comes to $4,333.15, or about $4,161 after the credit. In the De Soto part, at 118.847 mills, the same home comes to about $4,611.
The Appraiser mails the notice of appraised value by March 1. An appeal must be filed within 30 days of that mailing; the other option is to pay under protest when the tax is due. Statements are sent in mid-November, with the first half due December 20 and the second half due May 10.
Utilities and trash in Shawnee
None of the main utilities is run by the City. Its utilities page names Evergy for electricity, WaterOne for water, and two natural gas companies, Atmos Energy and Kansas Gas Service. Sewer service is Johnson County Wastewater, according to the county’s service-area maps, and the county’s Location Services tool lists the providers for one address.
The City does not haul trash. It licenses private haulers, and a home gets service either through its homeowners association, if the association has a contract, or through a subscription the owner sets up. The hauler provides carts for trash and recycling. Under the county’s pay-as-you-throw system there is no limit on recycling, and extra trash bags need stickers.
Flood zones and stormwater in Shawnee
In Shawnee, FEMA’s mapped flood zones run along the Kansas River, at the western edge of the city, and along creeks. Those include Clear Creek, Hayes Creek, Little Mill Creek, Mill Creek and tributaries of Turkey Creek. A lot next to a creek or one of its tributaries may be inside a mapped zone.
Look up the address on FEMA’s Flood Map Service Center before making an offer, and get a flood insurance quote if any part of the lot is in a zone.
Stormwater drainage is a City of Shawnee special assessment on the property tax statement, listed in the county’s 2025 abstract of taxes.
