Frequently asked questions

What is the first step in buying a home?

The very first step is to get pre-approved for a mortgage. This helps you understand your budget, shows sellers you're a serious buyer, and streamlines the entire process. We can connect you with trusted local lenders.

How long does the home buying process usually take?

From finding a home to closing, the process typically takes anywhere from 30 to 60 days, though it can vary. Factors like mortgage approval time, inspections, and negotiations can influence the timeline.

What is a seller's market vs. a buyer's market?

In a seller's market, there are more buyers than homes available, leading to higher prices and faster sales. In a buyer's market, there are more homes than buyers, giving buyers more negotiation power and choices.

What are closing costs?

Closing costs are fees associated with the purchase of a home that are paid at the closing of a real estate transaction. These can include loan origination fees, title insurance, appraisal fees, and attorney fees, typically ranging from 2–5% of the home's purchase price.

Should I get a home inspection?

Absolutely. A home inspection is highly recommended for buyers. It helps identify potential issues with the property before you finalize the purchase, giving you an opportunity to negotiate repairs or reconsider your offer.

How do real estate agents get paid?

Real estate agents earn compensation for their services, typically in the form of a commission. For sellers, the listing agent's commission is usually a percentage of the home's sale price. For buyers, compensation for their agent is now directly negotiated between the buyer and their agent, and can be paid in various ways: directly by the buyer, through seller concessions, or other agreed-upon terms. This ensures transparency and flexibility in how buyer agents are compensated.

What is a home valuation?

A home valuation determines a property's current market value. It matters in a real estate transaction because it anchors pricing decisions and, for a lender, establishes the collateral behind a mortgage.

How is my home's valuation determined?

The value of your home is influenced by location, age, size, condition, renovations, recent sales of similar homes, and market trends. A Comparative Market Analysis (CMA) estimates your home's value by assessing these factors alongside comparable properties. That valuation is dynamic — inventory trends, interest rates, and buyer sentiment all move it.

How accurate is an online home valuation?

Online home valuations give a general estimate of your property's worth, but they can't see recent renovations, unique features, historical value, or how the local market actually perceives your street. For a precise assessment, an in-person walkthrough and CMA are the way to go.
