Net sheet questions
What does a seller net sheet show?
What a sale would leave you once everything is paid: the price, less the loan payoff, commissions, title and closing fees, your part of the year’s property tax, and any credits or repairs you agree to with the buyer.
Why do I owe property tax when I sell?
Kansas and Missouri bill property tax at the end of the year it covers. If you close before the bill is paid, the buyer will pay it, so you credit the buyer for January 1 to the day before closing.
What goes in the title and closing lines?
Neither state sets these by rule, so they are quotes. Ask a title company for the owner’s policy premium at your price and for the seller’s share of its closing fee, and type them in.
Is the commission a set amount?
No. Commissions are negotiable. What you pay is what your listing agreement and the purchase contract say.
How close is this to my real figure?
It is a planning estimate. Your lender’s payoff statement, the title company’s quote and your county tax statement give the real numbers, and the settlement statement at closing is the final word.
